Painting different substrates

Most paint failures I get called to fix aren’t paint problems. They’re substrate problems — the wrong paint or the wrong prep on a particular surface. Every material you paint has its own rules. Here are the ones that come up most.

Drywall

The most common interior surface. Modern paper-faced drywall takes paint well as long as it’s been finished correctly. Joint compound (mud) over taped seams, sanded flush, primed if it’s new or freshly repaired.

The mistake: painting new drywall without primer. The taped seams and joint compound absorb paint at a different rate than the paper face. Without primer, the seams “flash” — they show up as duller stripes through the topcoat. Especially visible in sheen finishes and in raking light.

What I use: Sherwin-Williams Multi-Purpose Latex Primer on new drywall. Then two coats of finish. For patches in already-painted drywall, spot-prime just the patch.

Plaster

Older homes (pre-1950s, sometimes later in Tennessee) often have plaster walls. Plaster is harder than drywall, takes paint well, but patches differently — joint compound doesn’t bond to plaster the same way it bonds to paper. Plaster patches need either plaster-of-paris (for major repairs) or a setting-type compound rated for plaster (for smaller fills).

The mistake: patching plaster with regular drywall mud and topcoating. The mud cracks or pops off within a year because it’s not chemically compatible with plaster’s surface.

What I use: USG Easy Sand 45 (a setting-type compound) for plaster patches, primer over patches before paint.

Fiber-cement siding

Common on newer exteriors in the Tri-Cities. Hardie board and similar fiber-cement panels are dense, durable, and have a primed factory surface that paint sticks to well — when applied to factory-primed material. After installation and any cuts, the cut edges need to be re-primed with an oil or latex bonding primer before topcoat.

The mistake: painting raw fiber-cement (cut edges, unprimed panels) with finish coat only. The substrate absorbs at varying rates, the cut edges look darker for years, and the finish has weak adhesion at the edges.

What I use: SW Loxon for masonry primers, SW Multi-Purpose for cut edges. Topcoat with Duration Exterior or Resilience Exterior.

Brick

Painting brick is a one-way decision. Once brick is painted, it stays painted forever — there’s no reasonable way to strip paint off brick without damaging the masonry. So the first question on a brick exterior is: should this brick be painted at all?

Historically unpainted brick that’s in good condition is usually best left unpainted. It’s a permanent change. Some homeowners love the look of painted brick (it can transform a dated exterior into something fresh), and that’s a valid choice — but understand it’s permanent.

Already-painted brick is a different conversation. Once it’s painted, it needs to stay painted to keep moisture from getting trapped behind a failing film. Recoating painted brick is straightforward: wash, scrape any failing areas, prime any bare spots, two coats of masonry-rated exterior paint.

The mistake: painting brick that should have been left raw, or letting painted brick fail without re-coating. Both are expensive to recover from.

What I use: Loxon XP primer for masonry, Duration Exterior for the topcoat. Always two coats on brick.

Raw wood (trim, doors, decks)

Bare wood needs a primer matched to the type of wood and the finish coat. Most softwoods (pine, fir, poplar) accept a standard oil or latex primer well. Hardwoods with high tannin content (oak, cedar, redwood) need a stain-blocking primer to prevent tannins from bleeding through and yellowing the topcoat.

For interior trim: SW Multi-Purpose Latex Primer is usually fine. For exterior wood: Loxon XP or a shellac-based primer if there’s tannin concern.

The mistake: painting raw wood with topcoat only and hoping for the best. The first coat soaks into the wood unevenly, the second coat is darker in places, and the finish never quite settles.

For decks specifically: I almost never recommend painting a deck. Stain it. Paint on a deck surface flakes within two years because of foot traffic, moisture cycling, and UV. Stain weathers gracefully; paint fails ugly.

Previously-painted wood

The most common surface I work on. Existing painted trim, doors, cabinets, exterior siding that’s been painted before. The protocol:

  1. Check the existing paint’s condition. Glossy, intact paint just needs sanding to dull the gloss and give the new paint tooth. Failing, peeling, or chalking paint needs scraping back to sound material.
  2. Watch for lead. Any home built before 1978 may have lead-based paint. If you’re disturbing old painted surfaces — sanding, scraping, stripping — lead is a real concern. EPA’s Renovation, Repair and Painting (RRP) rule applies, and the work has to be done by an RRP-certified contractor with specific containment practices. This is one place where DIY can hurt you badly.
  3. Sand uniformly. A consistent surface tooth is key to consistent topcoat adhesion. Sanding glossy paint with 220 grit or scuffing with a sanding sponge does the job.
  4. Spot-prime any bare wood revealed by scraping. Same rules as raw wood.
  5. Topcoat with the appropriate product for the surface use. Trim and doors usually get a urethane enamel (SW Emerald Urethane Trim Enamel) for hardness and washability.

Stucco and concrete

Tri-Cities has some homes with stucco or exposed concrete elements. Both are alkaline surfaces — they release lime that can bleed through paint without the right primer. Masonry primer (Loxon Concrete and Masonry Primer is what I use) seals the alkali and gives the topcoat something to grip.

Stucco specifically needs an exterior masonry paint, not a standard latex. The finish needs to flex with seasonal temperature changes and resist moisture intrusion.

Cabinets

A whole category in itself, but the short version: cabinet refinishing is one of the most prep-intensive jobs there is. Doors come off, hardware comes off, surfaces get cleaned with degreaser, deglossed (sanded or chemically with a liquid deglosser), spot-primed where bare, topcoated with a hard-finish enamel (Emerald Urethane Trim Enamel is my standard).

The mistake on cabinets: skipping the degreaser. Cabinets accumulate kitchen oils that no paint will stick to. If you don’t degrease, the paint comes off in your dish-towel a year later.

The takeaway

Each substrate has its own primer, its own prep, and its own finish call. Getting it right matters more than picking the most expensive product.
